Start something special today.  Northmarq was voted by Real Estate Forum as one of The Best Places to Work in Commercial Real Estate!  Northmarq is seeking an  experienced Investment Sales Analyst  to support our  Multifamily Investment Sales team in our Nashville office. The ideal candidate must have commercial real estate experience, including a strong background in financial analysis and underwriting. This individual will work directly with senior brokers to evaluate multifamily investment opportunities, including both existing assets and ground up development projects, by analyzing property financials, market data, and other relevant information. The role requires someone who can manage multiple assignments, prioritize competing deadlines, and work effectively both independently and as part of a team. A strong work ethic and willingness to work extended hours when needed are also important for success in this role. Northmarq does not provide immigration sponsorship for this position. Position Responsibilities: Underwrite income-producing assets using Excel software, including: Analyzing historical operating statements, leases, loan and regulatory agreements, as well as current market conditions to determine financial underwriting assumptions. Review, analyze, comprehend, abstract, and interpret various types of real estate documents. Identify critical property-level financial issues and recommend areas for value-add opportunities. Create evaluations of properties and sensitivity analyses. Develop compelling narratives around the property to effectively showcase the investment opportunity to industry professionals. Ability to present results of analyses to producers with a wide range of financial acumen. Plan, schedule, and prioritize workload to best utilize time and efficiently manage daily tasks including research, financial analysis and underwriting, for multiple offices/producers What We’re Looking For: Minimum of 2 years of full-time CRE Analyst experience, with a strong financial analysis background required. Must have prior Multifamily CRE underwriting experience. Four-year college degree required with a major in real estate, finance, accounting, or business area preferred. Strong understanding of finance analytical skills, financial terms, and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc. Knowledge of Salesforce,  and InDesign software is a plus. Must have the ability to analyze, research, and underwrite various asset classes of multifamily across multiple markets. Resourceful with a strong initiative and ability to work independently with minimal supervision. Must possess strong verbal communication skills – ability to interact effectively and professionally with a wide variety of internal/external parties. Strong organizational skills with the ability to multi-task while under pressure and an aptitude for problem-solving. Strong work ethic and willingness to work extended hours when necessary.
