Project Director

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Project Director based in United States. This role leads the full development lifecycle of Class A living communities, from early feasibility and design through construction and final turnover. You will oversee complex projects across multiple regions, managing budgets, schedules, quality, permitting, and delivery outcomes. As a central point of contact, you will coordinate executives, operations teams, architects, engineers, consultants, designers, contractors, and local jurisdictions. The position combines strategic project leadership with hands-on involvement in design coordination, construction management, contract negotiations, and risk management. You will also identify innovative approaches that improve construction efficiency, reduce costs, and support more sustainable development. Success in this role requires strong relationship-building, communication, delegation, and decision-making skills in a fast-paced environment. Based in Baltimore, Maryland, the position includes approximately 25% travel to communities locally and across the United States, including occasional overnight stays.

Lead the complete development lifecycle of assigned communities, including predevelopment, design, construction, commissioning, and project turnover. Represent the Design and Construction function in cross-functional initiatives and contribute to broader organizational objectives. Build and maintain strong relationships with internal stakeholders, executive leadership, operations teams, community teams, and external strategic partners. Support project feasibility activities, including market analysis, site selection, environmental and geotechnical studies, financial reviews, and jurisdictional approvals. Lead and coordinate the design process through Concept, Schematic Design, Design Development, and Construction Documents. Apply established design standards while evaluating innovative concepts, materials, and products that can reduce carbon impact, improve construction efficiency, and lower project costs. Lead and supervise contract negotiations with architects, engineers, specialty consultants, interior designers, general contractors, and other strategic partners. Manage project budgets, schedules, quality standards, permitting, design coordination, construction activities, and overall delivery across multiple projects and regions. Ensure projects remain on schedule, within approved budgets, and aligned with established design and quality requirements. Provide construction and project management oversight throughout predevelopment, development, and construction phases. Identify and prioritize high-risk and high-impact project matters while leveraging internal and external resources to maintain momentum and resolve challenges. Coordinate project turnover to Operations, including commissioning, training, licensing, warranty management, and ongoing support. Foster collaborative working relationships and ensure projects are delivered efficiently while maintaining high standards for design, quality, and resident experience. Requirements: Bachelor’s degree from a four-year college or university. At least 5 years of progressively responsible experience in real estate project management involving Class A senior living, multifamily residential, hospitality, or a closely related sector. Strong experience managing complex development and construction projects from feasibility through completion and turnover. Demonstrated ability to manage, motivate, delegate to, and coordinate teams of partners, professionals, peers, consultants, and contractors. Ability to influence and direct the work of individuals and external partners without having direct reporting authority. Strong understanding of project budgeting, scheduling, design coordination, construction oversight, permitting, contract negotiations, and project delivery. Excellent verbal and written communication skills, with the ability to engage effectively with a broad range of business partners and senior stakeholders. Strong organizational and prioritization skills, with the ability to focus resources on high-risk and high-impact issues. Ability to meet demanding deadlines and manage multiple projects in a fast-paced, high-volume environment. Strong collaborative mindset and ability to work effectively across cross-functional teams and external organizations. High proficiency with Microsoft Office tools, particularly Outlook, Excel, and Teams. Strong judgment, problem-solving, negotiation, and relationship-management skills. Willingness and ability to travel approximately 25% of the time, including occasional overnight stays. Benefits: Annual salary range of $140,000–$180,000 USD .
