Our volumetric modular buildings are produced in our Andover, MA microfactory, with a growing pipeline across North America and a new microfactory on the way. WHAT WE'RE LOOKING FOR We are looking for a Warehouse Manager to own everything that happens to material between the receiving dock and the point of use on the production line. That means receiving, inventory accuracy, storage and organization, replenishment, and material staging for a high-mix factory that builds complete homes indoors. This is a hands-on role. You'll spend most of your day on the floor and in the yard, and you'll also own the systems behind the work: our inventory software, cycle counting, and the kanban replenishment program for stock items. You'll report to the Head of Supply Chain and work closely with procurement and production leadership. You'll give day-to-day direction to the receiving and material movement team. NOTE: The position is full-time and based on-site at our factory in the greater Boston area. RESPONSIBILITIES

  • Own receiving: verify inbound deliveries against purchase orders, resolve discrepancies with procurement, and get material put away and findable the same day
  • Own inventory accuracy: maintain the inventory system of record, run cycle counts, and keep on-hand quantities trustworthy enough that production and procurement can plan against them
  • Run the kanban replenishment system for stock items: set and tune reorder points, manage bin locations, and execute replenishment buying for consumables and shop supplies
  • Stage and kit material to the production line so builders never wait on material handling
  • Own warehouse and yard organization: layout, labeling, racking, and safe material flow, including forklift operations and outdoor storage
  • Prevent stockouts: flag shortages before they hit the line, and close the loop with procurement when they do
  • Support the move to our next factory: help plan the warehouse and yard layout in the new facility and execute the physical inventory transfer
  • Give day-to-day direction to receiving and material movement staff and keep the team's daily priorities clear
  • Support the EHS Manager with hazardous materials accountability and compliance per OSHA requirements. 30 / 90 / 1 YEAR OUTCOMES FIRST 30 DAYS You know where everything is. You've taken over receiving and daily replenishment, learned our inventory system, and identified the biggest gaps between what the system says and what's on the shelf. FIRST 90 DAYS Inventory accuracy is measurably improving. Cycle counting runs on a regular cadence, the kanban system covers our stock items with reorder points you've validated, and production stoppages caused by material handling are rare and documented when they happen. FIRST YEAR You've stood up the warehouse and yard at our next facility and made steady-state material flow boring, in the best way: material arrives, gets received same day, and reaches the line without anyone chasing it. QUALIFICATIONS
  • 4+ years in warehouse, inventory, or materials management in a manufacturing or construction environment
  • Hands-on experience with an inventory or ERP system as the person responsible for its accuracy, not just a user
  • Experience with lean replenishment methods (kanban, min/max, cycle counting)
  • Forklift experience; certification a plus, and we'll train and certify you if needed
  • Comfortable working in an active factory and outdoor yard year-round
