Full Job Description

Develop and maintain construction cost estimates for data center projects to support project planning, investment decisions, and delivery across the Americas region. Partner with cross-functional teams including design, engineering, construction, procurement, scheduling, finance, and operations to ensure alignment of project scope, schedule, risks, and budget assumptions. Present estimate to leadership and project teams with emphasis on the basis, assumptions, cost drivers and root causes (the why), risks, and opportunities. Analyze estimate to identify key estimate variances and present change reason codes. Create and maintain estimating databases and templates. Prepare parametric and conceptual estimates using historical data and regional modifiers. Develop bottoms-up detailed estimates based on 30-60-90-IFC design packages. Partner with Cost for GC buyout and award negotiations to ensure fair pricing aligned to scope, schedule, and delivery expectations. Support, develop and improve estimating and cost management processes and procedures. Drive standardization and consistency throughout the group. Manage commercial issues on all current, future, and past projects and report on these issues to regional leadership. Collaborate across all areas of the datacenter program and build trusted relationships with construction partners to successfully negotiate and execute large-scale construction contracts. Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience OR equivalent experience. 10+ years of experience in construction estimating or quantity surveying on large-scale construction programs. These requirements include, but are not limited to the following specialized security screenings: Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 12+ years related experience OR equivalent experience. 12+ years experience working on data center projects. Experience developing all classes of estimates, including parametric, conceptual, detailed bottoms-up, and scenario-based "what-if" analyses. Skilled at collaboration and relationship-building, with the ability to communicate effectively, align diverse stakeholders, and work across teams toward shared goals. Effective written, verbal, analytical, and critical-thinking skills, with the ability to clearly communicate complex concepts to diverse audiences. Ability to develop, maintain, and communicate project scope, schedule, and budget performance to drive decisions. Demonstrated attention to detail and commitment to delivering accurate, polished estimates and high-quality project deliverables. Experience estimating large-scale datacenter, mission-critical, advanced technology, semiconductor, or industrial construction projects. Experience supporting projects across multiple geographic regions and construction markets. Experience partnering with project controls disciplines, including contracts, project planning, change management, risk management, and cost reporting.
