This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Director of Construction Delivery based in the United States. Overview We are seeking an experienced construction leader to oversee the delivery of a growing portfolio of mission-critical data center projects across the United States and internationally. This senior leadership role will drive construction strategy, manage project risks, and ensure delivery excellence across both leased facilities and ground-up developments. You will oversee complex construction programs, negotiate major contracts, and manage budgets exceeding $25 million. Working closely with executive leadership, engineering teams, regional construction managers, and external partners, you will ensure projects meet cost, schedule, quality, and operational readiness objectives. The role offers the opportunity to shape construction delivery processes within a rapidly growing cloud infrastructure business. Frequent travel across active project sites is expected, making this an ideal opportunity for a strategic, hands-on leader who thrives in a dynamic, high-growth environment.
Construction Strategy and Portfolio Management: Develop and execute portfolio-wide construction delivery strategies, overseeing schedules, budgets, quality standards, and delivery risks across leased and owned data center sites. Contractor and Landlord Management: Lead contractor and landlord relationships for leased facilities, resolve escalated delivery issues, and ensure tenant fit-out projects remain aligned with contractual obligations and operational requirements. Contract Negotiation and Procurement: Direct general contractor selection processes, requests for proposals, contract negotiations, and commercial agreements, including guaranteed maximum price (GMP) and lump-sum contracts for owned-site developments. Project Delivery and Development: Take ownership of the full development lifecycle for owned sites, from entitlement and initial planning through construction completion and certificate of occupancy (CO), while managing tenant delivery schedules for leased facilities. Budget and Schedule Oversight: Establish and maintain cost controls, project schedules, risk management frameworks, and reporting processes to support predictable construction outcomes across the portfolio. Design and Engineering Coordination: Direct architectural and engineering teams on owned-site projects, coordinating development activities such as grading, foundations, shell construction, and core infrastructure with civil engineering and energy teams. Leadership and Cross-Functional Collaboration: Oversee Regional Construction Managers and the Startup and Turnover Manager, align construction activities with broader infrastructure objectives, and collaborate with development, engineering, energy, and operations stakeholders. Executive Reporting and Risk Management: Represent construction delivery directly to senior leadership, communicate project performance and material risks, and recommend mitigation strategies to protect financial and operational objectives. Stakeholder and Capital Partner Engagement: Build effective relationships with landlords, contractors, capital partners, joint venture stakeholders, and other external parties throughout the development and delivery lifecycle. Requirements Education: Bachelor's degree in construction management, engineering, or a related discipline, or equivalent relevant professional experience. Senior Construction Leadership: At least 12 years of experience in construction management and delivery leadership, particularly within mission-critical facilities or data center environments. Large-Scale Project Delivery: Demonstrated success managing complex construction programs and budgets of $25 million or more, with accountability for project cost, schedule, quality, and risk. Relevant Development Experience: Experience in owner's-representative or landlord-managed construction oversight, ground-up development as a principal, or a combination of both. Data Center Expertise: Experience with hyperscale or colocation construction programs, such as those supporting major cloud providers, or direct responsibility for ground-up data center development from land acquisition and entitlement through certificate of occupancy, is strongly preferred. Contract and Commercial Expertise: Proven ability to manage contractor procurement, negotiate major construction contracts, oversee budgets, and resolve complex commercial or delivery issues. Leadership and Communication: Strong executive communication, negotiation, decision-making, and stakeholder management skills, with the ability to lead multidisciplinary teams and influence outcomes across organizational boundaries. Strategic and Analytical Skills: Demonstrated ability to manage multiple projects, assess construction risks, establish effective controls, and balance cost, schedule, quality, and operational requirements. Certifications: Project Management Professional (PMP) or Certified Construction Manager (CCM) certification is preferred. Additional Experience: Experience managing capital partner or joint venture relationships throughout a development lifecycle is an advantage. Travel and Adaptability: Willingness to travel frequently across active construction sites and operate effectively in a fast-paced, geographically distributed environment.
