Full job description
This position is listed on behalf of a partner company, which manages all applications and next steps. Our partner is looking for a Real Estate Valuation Consultant based in Canada. As a Real Estate Valuation Consultant, you will play a key role in assessing commercial real estate assets, reviewing appraisal reports, and delivering reliable, data-driven valuation insights. You will work across diverse property types, including industrial, retail, residential apartment, office, land, and development assets, applying sound judgment to complex valuation challenges. Collaborating with analysts, third-party appraisers, clients, and internal teams, you will ensure valuation assumptions are accurate, defensible, and aligned with applicable professional standards. You will combine market research, financial modeling, and property-specific analysis to support informed investment and asset management decisions. In addition to managing valuation assignments, you will coordinate delivery processes, strengthen stakeholder relationships, and mentor junior team members. This remote opportunity offers exposure to a broad commercial real estate portfolio, access to industry-leading data and technology, and the chance to grow within a collaborative, performance-driven environment.
Manage and coordinate the end-to-end valuation delivery process, ensuring assignments are completed accurately, efficiently, and according to established timelines. Coordinate administrative and operational activities, including quarterly engagement setup, data verification and requests, client and appraiser scheduling, invoicing, and engagement letter management. Maintain effective communication with clients, third-party appraisers, analysts, and global service center teams to ensure timely information sharing and smooth execution of valuation management processes. Independently conduct valuations across a wide range of commercial real estate asset classes, including complex industrial, retail, apartment, and office properties, as well as land and development projects. Review market data and analyses prepared by analysts and senior analysts, applying professional judgment to validate valuation assumptions and ensure consistency with applicable Uniform Standards of Professional Appraisal Practice (USPAP) guidelines. Develop, review, and refine financial models used in the income capitalization approach, while assessing adjustments and conclusions derived from the sales comparison and cost approaches. Conduct detailed market and submarket research for subject properties, analyzing comparable transactions, recent lease agreements, current market conditions, and property-specific characteristics. Determine and validate key valuation assumptions, including market rents, rental growth, pricing, operating expenses, and other factors affecting estimated market value. Review third-party appraisal reports as part of the valuation management process, assessing preliminary reviews, pricing assumptions, methodology, and overall reasonableness of conclusions. Identify, document, discuss, and resolve discrepancies or concerns with clients and third-party appraisers, ensuring appraisal reports comply with applicable professional standards and regulatory requirements. Develop independent valuation perspectives by combining market data, industry developments, guidance from market experts, and asset-specific considerations. Support the training and mentorship of analysts, strengthening their commercial real estate knowledge and ability to apply sound judgment when determining valuation assumptions. Coordinate work allocation and delivery activities with analysts and global service center teams to improve efficiency, maintain communication, and support effective cross-functional collaboration. Provide clear instructions, share analytical insights, contribute actively to discussions, and help resolve operational or technical issues as they arise. Build and maintain relationships across internal teams, business functions, and external stakeholders, anticipating client needs and communicating emerging opportunities or concerns to the appropriate leaders. Requirements: Demonstrated experience in commercial real estate valuation, appraisal, or a closely related field, with the ability to independently manage valuation assignments across multiple property types. Strong knowledge of commercial real estate valuation methodologies, including the income capitalization, sales comparison, and cost approaches. Familiarity with USPAP guidelines and applicable appraisal regulations, with the ability to review valuation reports for compliance and methodological consistency. Proven ability to analyze market data, comparable property transactions, leasing activity, submarket conditions, and asset-specific characteristics to establish defensible valuation assumptions. Experience developing, reviewing, or interpreting financial models used in real estate valuation, including analysis of market rents, rental growth, pricing, operating expenses, and other key valuation inputs. Ability to assess a broad range of traditional commercial property types, including industrial, retail, multifamily residential, and office assets, with additional experience in land and development valuations. Strong analytical and critical-thinking skills, with the ability to evaluate complex appraisal assumptions, identify inconsistencies, and formulate independent valuation conclusions. Excellent written and verbal communication skills, including the ability to explain valuation findings, discuss appraisal concerns, and coordinate effectively with clients, third-party appraisers, and internal stakeholders. Demonstrated organizational and project coordination skills, with the ability to manage multiple assignments, meet deadlines, and maintain accurate documentation throughout the valuation lifecycle. Experience collaborating with analysts, senior analysts, and distributed service delivery teams to coordinate workloads, improve processes, and ensure consistent output quality. A collaborative and proactive working style, with the ability to build professional relationships, provide constructive feedback, share knowledge, and contribute to continuous improvement. Experience mentoring or supporting junior valuation professionals is an advantage, particularly in developing foundational commercial real estate knowledge and analytical judgment.
