About the Role
The Sales Manager (Leasing) is responsible for implementing a leasing strategy to maximize residential rental income. They will manage a team of leasing specialists to verify that the leasing strategy is being executed to plan and ensure that all leads are being fielded in a timely manner. This role will perform and communicate local market research to guide rental rates and concession offerings, as well as prepare all advertising materials needed with the assistance of the Community Manager. The Sales Manager (Leasing) will report directly to the Regional Leasing Manager.
Lead, Coach & Develop the Team Own the performance and development of the leasing team, establishing clear expectations and holding team members accountable to individual and team goals. Lead, coach, and develop Leasing Specialists through regular one-on-ones, observation, feedback, role-playing, mentorship, and hands-on training. Set clear performance and developmental goals for each team member and create action plans to address performance gaps. Identify opportunities to help team members improve their sales skills, product knowledge, customer interactions, follow-up, and closing abilities. Assist with recruiting, onboarding, training, developing, and retaining a diverse, high-performing team. Build a culture of accountability, collaboration, continuous learning, and high performance. Recognize strong performance and provide timely, constructive feedback when expectations are not being met. Lead by example and model the behaviors, standards, and customer experience expected from the team. Drive Leasing & Sales Performance Own the execution of the property’s leasing strategy and ensure the team is aligned with Flow’s occupancy, leasing, revenue, and performance goals. Monitor leasing performance and key metrics, identify opportunities and challenges, and take action to improve results. Ensure all leads are being responded to and followed up with in a timely and effective manner. Actively participate in tours and prospect interactions, modeling what good looks like and helping the team convert opportunities into leases. Perform general leasing responsibilities when needed, including tours, prospect communication, follow-up, lease execution, and closing. Partner with the Community Manager and property leadership to evaluate rental rates, concessions, availability, and leasing strategy. Maintain extensive knowledge of the property, local market conditions, competitive properties, rental rates, concessions, occupancy, and leased percentages. Conduct local market and competitive research to identify trends and opportunities that can improve leasing performance. Establish relationships with major corporations, local businesses, preferred employers, and other community partners to generate leasing opportunities. Own the Neighbor Experience Serve as a key point of contact for prospects and residents throughout the leasing journey, including renewals, transfers, move-ins, and move-outs. Address customer concerns and escalations effectively and partner with property leadership when appropriate. Build strong relationships with prospects and residents and ensure the leasing experience reflects Flow’s standards and culture. Support resident retention efforts, including proactive renewal outreach and follow-up. Maintain a strong understanding of Flow’s culture, application process, lease documents, rules and regulations, and applicable state and local requirements. Execute Operationally Ensure all leasing activity, prospect follow-up, resident interactions, and required activity are accurately recorded and completed daily. Maintain accurate records of executed leases and rentable items issued. Regularly walk available units, models, and tour routes to ensure the property is tour-ready and the customer experience is consistently represented at a high standard. Identify and immediately communicate maintenance, safety, presentation, or liability concerns. Maintain accurate leasing reports and communicate performance, market insights, and opportunities to property and regional leadership. Respond to emails and internal communications in a timely and professional manner. Maintain and uphold company policies, procedures, and standards while protecting confidential customer, team member, financial, and business information. Perform other responsibilities as needed to support the property and broader Flow team.
3+ years of experience in leasing, sales, multifamily, residential real estate, hospitality, retail, or a related customer-facing industry, with experience leading or managing a team. Demonstrated ability to coach, develop, and motivate a team while driving performance against business goals. Strong understanding of sales, leasing, customer experience, and performance management. Experience in Class A multifamily, high-rise, luxury residential, hospitality, or another high-touch customer experience environment preferred. Strong verbal and written communication skills with the ability to build trust and effectively communicate with team members, customers, and business partners. Highly organized, accountable, and comfortable working in a fast-paced, constantly changing environment. Strong judgment and problem-solving skills with the ability to make decisions, navigate challenges, and hold others accountable. Proficiency with Google Workspace and Microsoft Office. Ability to work a flexible schedule based on business needs, including evenings, weekends, and holidays. Spanish language skills are a plus.
