The Senior Analyst, Real Estate will support the origination, underwriting, structuring, and execution of third-party management agreements and acquisitions. The role will evaluate owner and asset opportunities where Flow can operate under its brand and platform, similar to a hotel flag or management model, with a focus on financial analysis, feasibility, commercial terms, due diligence, and deal execution across multifamily and hospitality-led opportunities.

Underwriting: Build and maintain financial models for prospective management agreements, including property performance, management fee streams, ramp-up assumptions, and Flow-level economics. Conduct sensitivities to assess risk and commercial attractiveness.

Asset & Owner Opportunity Evaluation: Underwrite prospective assets and owner partnerships for operational fit, financial viability, brand suitability, and value creation potential. Analyze operating statements, unit mix, occupancy, pricing, and historical performance where available.

Market & Feasibility Analysis: Assess supply and demand, rental or room rates, competitive positioning, development pipelines, customer segments, and operating benchmarks. Translate findings into clear recommendations on whether and how Flow should pursue an opportunity.

Management Agreement Structuring: Support the structuring and negotiation of management agreements, including base and incentive fees, pre-opening or technical service fees, term, performance tests, owner obligations, termination rights, exclusivity, and brand standards.

Deal Materials & Approvals: Prepare deal summaries, financial analyses, presentations, and approval memoranda for senior management, clearly articulating the strategic rationale, economics, key risks, negotiation points, and recommended position.

Due Diligence & Deal Execution: Coordinate financial, operational, legal, technical, and commercial diligence with internal teams, owners, advisors, and counterparties. Support opportunities from initial assessment through term sheet, contract execution, and handover to pre-opening or operations.

Pipeline & Performance Support: Track the management agreement pipeline, including deal status, expected openings, fee potential, and key milestones. Review signed and operating deals against underwriting to improve future assumptions.

Bachelor’s degree in Finance, Real Estate, Economics, or a related field.

Minimum 5 years of experience in real estate, hospitality, development, investment, strategy, or related roles, with strong financial analysis and underwriting experience.

Strong proficiency in Excel, particularly in building complex financial models.

Strong understanding of real estate and operating metrics, including NOI, margins, occupancy, ADR/rental rates, RevPAR where relevant, and management fee economics.

Knowledge of third-party operating models, hospitality-style management agreements, and owner-operator commercial structures.

Experience evaluating, structuring, or negotiating management agreements, franchise or flag arrangements, operating partnerships, or similar transactions is strongly preferred.

Experience in multifamily, hospitality, serviced apartments, branded residences, or adjacent living sectors is preferred.

High ownership, accountability, and a hands-on, collaborative approach.

Willingness to operate at both strategic and executional levels.

Detail-oriented, with a high standard for accuracy and control.

Comfortable operating in a fast-paced, high-growth environment.

Excellent communication skills, both written and verbal.

Structured, disciplined, reliable, practical, and solutions-oriented.
