Full job description

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Valuation Quality Control III based in the United States. The Valuation Quality Control III will play a critical role in assessing collateral values and supporting sound lending, investment, and asset resolution decisions across diverse U.S. real estate markets. This position focuses on reviewing commercial appraisals, property evaluations, and market analyses to ensure accuracy, defensibility, and compliance with applicable valuation standards. You will independently challenge unsupported assumptions, validate conclusions against market evidence, and assess complex income-producing, distressed, and development properties. Working closely with credit, investment, and asset resolution teams, you will translate detailed valuation analysis into clear recommendations that support informed business decisions. The role offers the opportunity to apply strong technical expertise within a fully remote, multinational environment. It is ideal for an experienced valuation professional who combines analytical rigor, sound judgment, and the confidence to identify risks before they affect lending or recovery outcomes.

The Valuation Quality Control III will provide independent, evidence-based reviews of real estate collateral valuations, helping ensure that property values and related credit decisions are supported by reliable analysis. Key responsibilities include: Review appraisals, evaluations, broker price opinions (BPOs), and comparative market analyses (CMAs) for accuracy, methodology, and compliance with USPAP and the Interagency Appraisal and Evaluation Guidelines. Return deficient reports for correction when necessary. Independently validate value conclusions using market evidence from multiple sources, including MLS databases, public records, CoStar, and broker reports across U.S. markets. Identify and document weaknesses in comparable properties, unsupported valuation adjustments, outdated market data, calculation errors, and unreasonable extraordinary assumptions or hypothetical conditions. Analyze income-producing properties by reviewing rent rolls, operating expenses, net operating income (NOI), capitalization rates, and discounted cash flow (DCF) assumptions. Evaluate construction and development loans by comparing project budgets, draw requests, and completion status with as-complete valuation conclusions. Recommend appropriate property values for relevant scenarios, including as-is, as-complete, as-stabilized, and disposition, based on the loan's stage and circumstances. Assess collateral associated with loan origination, performing loans, defaults, workouts, and real estate owned (REO) assets. Prepare concise, well-supported written findings and present valuation recommendations to Investment, Asset Resolution, and Initial Credit Review teams. Recommend additional due diligence when existing information is insufficient, including new appraisals, property inspections, environmental assessments, or engineering reports. Maintain high standards of valuation accuracy, review turnaround time, consistency, and written communication. Develop increasing independence in reviewing complex commercial properties and construction or development assets. Requirements: The ideal candidate brings substantial commercial real estate valuation or appraisal review experience, strong analytical capabilities, and the ability to make defensible recommendations across unfamiliar property markets. Required qualifications and preferred expertise include: A bachelor's degree in real estate, finance, economics, business, or a related field. At least five years of experience in appraisal, appraisal review, collateral valuation, underwriting, or asset management, with most experience involving commercial real estate collateral. Hands-on experience valuing or reviewing commercial and income-producing properties; residential appraisal review experience is an advantage. Working knowledge of the sales comparison, income, and cost approaches to valuation, along with a solid understanding of USPAP. Experience evaluating distressed, foreclosed, or real estate-owned (REO) properties. Strong proficiency in Excel, with excellent analytical, writing, and presentation skills. Confidence in challenging unsupported valuation conclusions and explaining findings clearly to stakeholders and review committees. Ability to assess property values using independent market evidence, including in locations where firsthand local market knowledge may be limited. Familiarity with construction and development projects and cash flow-based valuation methodologies. A stable, reliable internet connection and a professional, dedicated remote working environment. Availability to work a typical schedule of 9:00 AM to 6:00 PM Eastern Time, Monday through Friday, with additional hours as required by committee schedules and business needs. A state Certified General or Certified Residential appraiser credential, or progress toward Certified General certification, is preferred. A professional valuation designation or active candidacy is an advantage, including AI-GRS, MAI, MRICS, ASA Real Property, CCIM, ARA, AI-RRS, or SRA. Commercial appraisal review experience within a bank, portfolio lender, or private credit fund is particularly valuable. Benefits: Annual base salary: $65,000–$85,000. Healthcare coverage: Medical, dental, and vision insurance. Additional insurance: Life and disability coverage. Retirement savings: 401(k) plan with company matching. Paid time off: Paid holidays and paid time off (PTO). Work arrangement: Fully remote position within a multinational working environment. Travel opportunities: Occasional travel for leadership off-sites and corporate events. Professional development: Opportunity to deepen expertise in complex commercial valuations, distressed assets, and construction and development projects.
