Full job description

This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Diligence Coordinator based in the United States (Remote). As a Diligence Coordinator, you will play a critical role in evaluating land ownership, title documentation, and transaction readiness for forest conservation and carbon credit projects. You will review property records, verify ownership and signatory authority, confirm parcel identification details, and identify potential legal or structural risks before contracts are finalized. Working closely with sales, legal, forestry, and operations teams, you will help resolve documentation gaps and ensure every transaction meets established diligence standards. Your work will directly support transaction integrity, reduce downstream risks, and enable the responsible expansion of forest carbon initiatives. This role offers the opportunity to combine real estate expertise, analytical problem-solving, and cross-functional collaboration in a remote environment. You will contribute to projects at the intersection of land conservation, climate action, and sustainable finance while helping improve the efficiency and consistency of transaction processes.

Conduct land and title due diligence: Obtain, review, and analyze title reports, deeds, easements, mortgages, liens, and other encumbrances associated with Improved Forest Management (IFM) carbon project opportunities. Verify ownership and legal authority: Research ownership structures and chain of title, confirm authorized signatories, verify parcel identification numbers, and assess whether ownership documentation supports contracting requirements. Analyze property characteristics and restrictions: Review legal descriptions, parcel configurations, third-party mineral or timber interests, land-use restrictions, deed restrictions, and other factors that may affect project eligibility or transaction feasibility. Validate property information using mapping tools: Use geographic information systems (GIS), county mapping resources, and other relevant records to verify parcel boundaries, legal descriptions, and land information. Identify and assess transaction risks: Detect title defects, ownership discrepancies, encumbrances, documentation gaps, and other structural issues that could affect eligibility, legal clarity, or the ability to execute contracts. Coordinate issue resolution: Collaborate with sales, legal, forestry, operations, and landowner origination teams to investigate outstanding issues, obtain missing documentation, resolve discrepancies, and ensure diligence requirements are satisfied. Maintain accurate diligence records: Prepare structured internal reports summarizing findings, risks, and outstanding requirements. Maintain complete, organized, and audit-ready transaction files using Excel, SharePoint, Microsoft Teams, and other relevant tools. Support contract readiness and transaction handoffs: Complete final diligence checks, confirm that required conditions have been met, and coordinate with legal and origination teams to ensure transactions are ready for contract execution. Improve diligence processes: Identify recurring risks, documentation challenges, and workflow inefficiencies. Recommend improvements that increase the speed, consistency, accuracy, and quality of diligence across the transaction pipeline. Maintain transaction visibility and efficiency: Manage multiple opportunities simultaneously, track outstanding items and timelines, communicate progress, and help internal teams maintain confidence in transaction readiness. Protect sensitive information: Exercise discretion when handling confidential project documentation, ownership records, and other sensitive transaction materials while maintaining high standards of professionalism. Requirements: Professional experience: At least 6 years of experience in real estate, title research, land acquisition, property transactions, or a closely related field. Title and ownership research: Substantial experience researching property ownership and chain of title, reviewing title reports and deeds, and evaluating easements, liens, encumbrances, and other property interests. Legal property documentation: Strong understanding of legal descriptions, parcel identification, ownership structures, and documentation requirements relevant to land transactions. Risk assessment and problem-solving: Ability to identify ownership discrepancies, title defects, land-use restrictions, and other potential transaction risks, with the judgment to determine when further investigation or escalation is necessary. Attention to detail: Exceptional accuracy and organizational skills when reviewing complex documentation, verifying property information, maintaining records, and preparing diligence summaries. Transaction and workload management: Ability to manage multiple transactions, competing deadlines, and outstanding documentation requirements in a fast-paced environment while maintaining consistent quality. Technical proficiency: Strong working knowledge of Microsoft Office, particularly Word and Excel. Familiarity with SharePoint, Microsoft Teams, GIS platforms, and county property mapping resources is beneficial. Communication skills: Excellent written and verbal communication skills, including the ability to summarize complex findings clearly, document risks, and coordinate effectively with cross-functional stakeholders. Professionalism and discretion: Demonstrated ability to handle confidential information and sensitive project deliverables responsibly. Remote collaboration: Ability to work independently and collaborate effectively with distributed teams across the United States. Preferred education: A bachelor's degree or equivalent professional experience. Preferred industry experience: Experience with title companies, real estate closings, land acquisition, or other land-based transactions. Preferred sector knowledge: Exposure to conservation, renewable energy, infrastructure, or carbon credit projects, with familiarity with conservation agreements, easements, and deed restrictions. Preferred technical skills: Experience using GIS systems or other geographic and property research tools. Remote work experience: Previous experience working in a remote environment is an advantage. Physical requirements: Ability to sit for extended periods, use a computer and keyboard frequently, read detailed documents on screen, and communicate clearly with colleagues. Occasional standing, walking, bending, reaching, and lifting or carrying objects weighing up to 20 pounds may be required. Benefits: Competitive hourly compensation: $35–$40 USD per hour, depending on experience, skills, certifications, and qualifications. Remote work flexibility: Work remotely from the United States while collaborating with colleagues across multiple functions and locations. Meaningful environmental impact: Contribute to forest conservation initiatives that help landowners participate in carbon credit markets while preserving their land and legacy. Mission-driven work: Support projects at the intersection of land stewardship, climate action, and sustainable finance. Cross-functional collaboration: Work alongside professionals in sales, legal, forestry, operations, and landowner origination. Professional development: Strengthen expertise in title research, land transactions, property diligence, risk assessment, and carbon project development. Process improvement opportunities: Contribute ideas that enhance operational efficiency, transaction quality, and documentation standards. Inclusive work environment: Join a team that values diverse perspectives, professional integrity, collaboration, and respect for individuals from all backgrounds.
